Maintenance Only Contract
Air Union Mechanical offers service contracts to residents in our service area.
Our newest contract addition is the maintenance-only contract. With this contract, you will receive two cleanings annually. Air Union Mechanical will service the air conditioner in the Spring/Summer and will come out in the Fall/Winter for the heater.
Maintenance appointments will take place during our normal service hours of 8 am to 5 pm Monday thru Friday.
- Your Fall Inspection will Include:
1. Clean burner (Gas only)
2. Clean or replace air filters
3. Check operation of all controls
4. Check calibration of thermostats
5. Oil and lube all motors and pulleys
6. Inspect gas pipe for any leaks
7. Check belts for excessive wear
8. Change oil filter (oil furnace only)
9. Clean and adjust oil burner
10. Clean Blower wheel
11. Check furnace for cracked heat exchanger
12. Check flue pipe for corrosion
13. Check gas pressure at the gas valve
14. Check humidifier operation (water panel not included) Available for $15
15. Check and clean electronic air cleaner
16. Check Space-Gard air filters (Filter cartridge not included) Available for $40
17. Carbon monoxide check
18. Start and check system operation
- Your Spring Inspection will Include:
1. Inspect outdoor fan blade
2. Clean or replace an air filter
3. Clean condenser coil
4. Straighten condenser fins
5. Check refrigerant charge to system
6. Oil motor (if applicable)
7. Check wiring
8. Clean condensate lines
9. Clean operation of condensate pump
10. Check and clean evaporator coil
11. Clean and check blower wheel
12. Check all safeties and controls
13. Check operation of compressor
14. Check voltage and amp draw of equipment
15. Check all capacitors
16. All refrigerants will be handled in compliance with the law
The following items are not covered under the maintenance only contract:
- Labor charges for service calls (this includes service/dispatch fee for “no heat” & “no AC” calls)
- Cost of parts out of manufacturer warranty
- Does not include priority emergency service
- After hours rates are still applicable
Upgraded contracts that include labor or labor & parts coverage are available
Cost
Cost is determined on equipment and number of zones per street address. Contracts are valid for one full year from the startup date, and the customer will be sent a renewal form prior to expiration. Maintenance only contracts start at $200 per year.
